The services we provide to meet your needs as landlords are as follows:

• Quarterly Inspections with confirmation in writing of condition of property

• Accompanied viewings
• Application forms provided (applicants must have 2 references,1 guarantor and months' rent in advance)
• Collection of Deposit which is held in the TDS deposit scheme
• Arrangement of Tenancy Agreements (6 or 12 Months)
• Detailed reference checks
• Full Inventory of furnishings & statement of condition carried out
• Arrangement of furnishings, white goods etc. (where applicable)
• Repair work & routine maintenance organised
• Organisation of annual gas inspection (where applicable)
• Collection of rent and forwarded to you monthly by electronic transfer
• Monthly statement forwarded showing fees, repairs etc. 
• Collection and payment of tax for Non Resident Landlords (if applicable)
• Arrange & carry out Energy Performance Certificates which are a legal requirement
• In-house Rentpro System, which provides landlords with access to their invoices and statements

We charge 10% +VAT of the rental monthly income for this package. You would need an EPC which we can carryout for you with our in-house Elmhurst qualified assessor.
