Establishing You Current Property's Value

It's important that you set your selling price at a realistic level. You can get a general picture of your local marketplace through local newspaper ads and property portals. But for a more accurate value, it's important to turn to an experienced local estate agent.

We'll visit your home and meet with you at a time that's convenient. It usually takes 30 minutes to an hour, and will involve a detailed inspection of your property.

We'll look at your specific needs, market forces and current demand, as well as previous transactions in your street and activity levels with other property similar to your own.

Based on all of these elements, we'll suggest a value range, and highlight anything we think you can do to increase this value. Then, we'll suggest an appropriate asking price which is calculated by comparing similar properties on the market that have sold recently.

EPC

Every property being marketed for sale or to rent must now have a valid Energy Performance Certificate. We have an in house registered Elmhurst assessor who can organise this for you at a very reasonable rate ensuring there is no delay in getting your property on the market.

Viewings

Think about first impressions. De-junk, define spaces and place yourself in the shoes of a potential purchaser. Make your property like a show house as best as you can which will give your property the best possible chance of selling.

Finance

Each of our viewers will be asked to provide Proof of funds or their Agreement in Principle before viewing to ensure that every viewer you have is qualified to purchase your property and you know they are serious and will give your property the best possible chance to sell.

Negotiation

When an offer is received we will present this to you immediately and negotiate on your behalf to get the best result. We will aim to get you the greatest price and a completion date that suits your plans and timescale.

We will always check the purchaser's ability to proceed prior to agreeing the sale of your property.

Agreeing the Sale

The purchaser will provide us with their solicitor's details; we will then forward a sales memorandum to your solicitor so they can get on with drawing up the contracts and obtaining property certificates.

The buyer or their mortgage lender (if applicable) will usually have a survey carried out on the property at this stage. Meanwhile, your solicitor should be addressing any queries that the purchaser's solicitor may have.

Initiating the Sale Process

Completion is normally four weeks after contracts are signed, but can be earlier. It might even be possible to exchange and complete on the same day if you need to, however leaving a gap gives you time to make arrangements for moving out and tie up any loose ends. We carryout weekly contract checks and will keep you updated regularly.
