EPC Energy Performance Certificates

Selling, building or letting your premises? All buildings, either commercial or residential, now require an Energy Performance Certificate (EPC) by law on sale, rent or construction.

What is an EPC?

An EPC is a certificate rating the energy efficiency of a building on a scale of A to G, where A is the most efficient. EPCs provide an estimate of the building's CO2 emissions according to its observed efficiency as well as a benchmark rating as to what a typical building of its type would emit.

Who needs an EPC?

All residential properties as well as commercial buildings or units require an EPC before they can be marketed for sale or rent.

How is an EPC Calculated?

For an assessment to be made for an existing building a survey of the property is required. During the visit the Assessors will need to conduct a full survey of the property and will record specific details. The details are then entered into a standardised computer software system which is used to calculate the energy rating.

What does the survey involve?

The energy rating is based on a survey of the characteristics of the building's fabric, measurements, floor area, heating and hot water systems, roof space insulation and depth, window types, lighting, wall thickness and cavity wall insulation (where applicable).

What does the recommendation report include?

Each EPC is accompanied by a recommendation report that includes suggested measures designed to improve the building's energy efficiency. The measures are divided up into groups offering short, medium and long-term payback.

How long is the EPC valid for?

Each EPC is valid for 10 years from date of issue.
